A new office complex has been proposed for development at 7000 West Romaine Street in Hollywood, Los Angeles. The project proposal includes the construction of a 14-story building, offering space for office and commercial uses. The project site is located near the intersection of Santa Monica and La Brea Avenues, next to the historic Howard Hughes Headquarters Building.

Vancouver-based Onni Group is the project developer. Solomon Cordwell Buenz is responsible for the designs.

Los Angeles Planning Commission has given the green light to move forward with a large office complex. The project is all set to break ground in 2025.

Named Romaine & Sycamore development for its cross streets, plans call for the construction of a 14-story building featuring 195,000 square feet of offices and 6,393 square feet of ground-floor commercial space. Parking space in the form of a 809-car garage will also be developed on the site. Additionally, Onni plans to retain a historic building on the site; Howard Hughes Headquarters Building that spans nearly 67,000 square feet.

The building façade will rise to a height of 216 feet. Renderings reveal a contemporary design, with an exterior of white stone, metal panels, and concrete wrapping the podium levels, and a glass façade on the office levels above. Amenity decks would be located at the podium and roof levels.

Upon completion, the project will result in approximately 268,000 square feet of total offices and commercial spaces. Construction of Romaine & Sycamore is contingent on the approval of discretionary entitlements by Los Angeles city officials, including a zone change and a conditional use permit for alcohol sales in the ground-floor commercial space. Pending approvals, work on the project is expected to begin in 2025 and conclude by 2028.
