A new apartment tower is rising at 3525 West 8th Street in Koreatown, Los Angeles. The project proposal includes the construction of a seven-story mixed-use building offering spaces for residential and retail uses. Cal-Coast Development and Rescore have paired up as the project developers. Nadel Architecture + Planning is responsible for the designs.
Named The Rise Koreatown, the project makes a debut at its site; the residential part of the large mixed-use apartment complex is now complete. The mixed-use will yield a total built-up area of 688,000 square feet, featuring 363 apartments above 52,619 square feet of ground-floor commercial space. Onsite amenities such as a fitness center, a club room, and a swimming pool will also be provided.
The apartments are designed as a mix of studios and one-bedroom units. Parking for 791 vehicles will be located at-grade and in two subterranean levels. The complex will also include 6,000 square feet of solar panels on its roof, 97 charging stations for electric vehicles, and bicycle parking for up to 461 vehicles.
The developers eagerly anticipate the execution of phase two, which is expected to reach completion in early 2024. The second phase will introduce the extensive ground-floor retail space component, including Zion Market and a corridor of various retail tenants aimed at bringing both everyday conveniences and enticing social experiences to the residents and neighboring communities.
Per conditions of approval imposed by the City of Los Angeles, 38 deed-restricted low- and moderate income units are also included in the building.
