A new residential project is under construction at its project site 4632 Santa Monica Boulevard in East Hollywood, Los Angeles. The project proposal includes the construction of a seven-story building offering spaces for residential and retail uses. The mixed-use is coming to a site that was the former site of the Union Swapmeet.
Jamison Services Inc is the project developer. Withee Malcom Architects is responsible for the architectural designs. BSB Designs is also on the project team.
Plans call for the development of a new seven-story mixed-use building offering 177 residential units and retail space on the ground floor. The residential units are designed as a mix of one-bedroom and two-bedroom apartments. Retail space spanning an area of 6,000 square feet will be designed on the ground floor. A two-level, 224-car underground garage will also be part of the project.
Approved plans make use of the Transit Oriented Communities guidelines to permit a larger structure than otherwise permitted by zoning rules. In exchange, 20 of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type building. Per the website, the Mondrian-inspired façade reduces the sense of scale, while the central courtyard on the six residential floors provides a surprise break in the façade. Onsite amenities include a fitness room, a club room, co-working spaces, and a rooftop amenity deck. The project site is located a short walk east of Metro’s Vermont/Santa Monica Station.
