A new residential project has been proposed for development at 110 West Imperial Highway in Broadway-Manchester, Los Angeles. The project proposal includes the construction of a new five-story apartment building offering 100+ apartments and space for onsite parking. Plans call for the demolition of a shuttered car wash on the site.
SoLa Impact is the project developer. Breen Engineering is responsible for the designs.
The project is all ready to be set up at a parcel once housed a car wash. The site is under preparation to bring 121 units as a mix of one-bedroom and two-bedroom floor plans above parking for 60 vehicles. The multifamily residential complex was approved earlier this year by the Los Angeles Planning Commission. Renderings reveal a podium-type apartment complex with a U-shaped footprint above its podium level. A central courtyard would be located above the podium, and include additional open space in the form of rooftop decks and balconies on some units.
The project makes use of Transit Oriented Communities incentives to permit a larger building than would normally be allowed by zoning rules. In exchange, 28 of the new apartments would be set aside for rent as low-income affordable housing. The project site is a corner lot at the intersection of Imperial and Main Streets, located north of the 105 Freeway. The estimated construction timeline and market availability have not been announced yet.
