A new residential building has been proposed for development at 8616 North Sepulveda Boulevard in North Hills. The project proposal includes the construction of a new seven-story building offering spaces for affordable housing units. The project will replace a used car dealership on the site.
Los Angeles-based developer Uncommon is the project developer. JZA Architecture is responsible for the designs.
The proposed project calls for the construction of a new seven-story building featuring 245 residential units available for low-income and moderate-income households. The units will be designed as a mix of studios, one-bedroom, and two-bedroom apartments. The project will offer 140 parking stalls for vehicular parking.
A project application with the Planning Department has been filed, seeking approvals for a new development through the Mayor’s Executive Directive 1. The project team intends to employ ED1 incentives to allow a larger building than typically permitted by zoning rules.
The estimated construction timeline has not been announced yet. The project site sits a short walk north of the Angel, a veteran supportive housing complex recently developed by LA Family Housing.
