A new affordable housing project has been proposed for development at 8616 North Sepulveda Boulevard in North Hills, Los Angeles. The project proposal includes the construction of a new seven-story building offering spaces for affordable housing units. The project will replace a used car dealership on the site.
Los Angeles-based Uncommon is the project developer. JZA Architecture is responsible for the designs.
The proposed project calls for the construction of a new seven-story building offering 245 residential units. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The affordable housing complex will not offer any on-site parking.
The apartments will be priced for low-income and moderate-income households. An application was filed earlier this month with the Planning Department seeking approvals for a new development through the Mayor’s Executive Directive 1.The designs will employ ED1 incentives to allow a larger building than typically permitted by zoning rules. The estimated cosntruction timeline has not been announced yet.
The site sits a short walk north of the Angel, a veteran supportive housing complex recently developed by LA Family Housing.
