A new mixed-use project can be seen reaching its completion at 3577 Overland Avenue in Palms. The project proposal includes the construction of a new seven-story building featuring spaces for retail and residential uses.
Helio is the project developer. Reed Architectural Group is responsible for the designs.
Named Arya, the mixed-use apartment complex will feature 119 apartments and retail space on the ground floor. The apartment complex consists of a seven-story building which will feature 119 residential units above 2,000 square feet of ground-floor retail space. The units are designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The apartment complex also provides semi-subterranean parking for 126 vehicles.
Project entitlements include Transit Oriented Communities incentives, which permit the developer to build a larger structure than allowed by zoning rules. In exchange, the developer is required to set aside 11 of new dwellings as affordable housing.
The building showcases an exterior of stucco and metal siding. The project site extends a block-long length between Charnock Road to the south and Tabor Street to the north.
