A new multi-family residential project has been proposed for development at 333 Hope Street in Downtown, Los Angeles. The project proposal includes the addition of 34-story residential tower to Bank of America Plaza, an existing office tower. The project site is currently developed with an office tower, subterranean parking structure, and landscaped plaza.

LARGE Architecture is responsible for the designs. RELM is responsible for landscape architecture.

Bank of America Plaza is a 55-story office tower located at 333 South Hope Street. The project will replace a portion of the building’s plaza and parking structure with a residential tower.

The project requires the subdivision of a 183,524 square-foot lot into one primary ground lot and three airspace lots. The request includes a waiver of all required street dedications, street improvements, and sidewalk easements.

The scope of work includes the construction of a new 34-story multi-family residential building with 366 residential dwelling units. The units will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. A 425-square-foot cafe will also be designed at the street level. The tower will yield a total built-up area spanning 309,160 square feet, and will rise to a height of 420 feet.

The residential building will be sited in the southeastern portion of the site. Rendering reveal a contemporary facade designed in textured glass, concrete, and metal. The project also proposes outdoor seating and landscaping around the building, with private open spaces proposed at the third floor and the roof level. Onsite amenities include a fitness room, pool, and spa overlooking the plaza.

The existing office tower, parking structure, and majority of the landscaped plaza would be retained.

The project plans and documents are under review. Los Angeles Planning Commission has scheduled a meeting in the upcoming week, details of joining are here. Pending approvals, the proposed construction timeline anticipates the tower to be constructed by 2026,
