A new mixed-use project is being constructed at 2455 South Overland Avenue in Rancho Park, Santa Monica. The project proposal includes constructing a new six-story building offering spaces for commercial and residential uses. The project site previously housed a shuttered mall, Westside Pavillion.
Los Angeles-based GPI Companies is the project developer. MVE + Partners is responsible for the designs.
Named Overland & Ayers, the new mixed-use building is reaching completion with wood-frame rising to bring 201 apartments and retail space. Apartments will be designed as a mix of studios, one-bedroom, and two-bedroom apartments, along with eight two-story townhomes fronting Ayres Avenue to the south. The mixed-use will offer 6,200 square feet of ground-floor commercial space and parking.
The project site is located south of the former Westside Pavilion, previously used as a garage for the Westside Pavilion. GPI has converted a portion of the site into an office campus called The West End.
Renderings reveal a new contemporary design, featuring a six-story with a large rooftop amenity deck and a podium-level pool deck.
The project broke ground in Fall 2022 and is expected to reach completion in late 2024.
