New apartments are rising above a grocery store, resulting in a mixed-use development at 10063 Riverside Drive in Toluca Lake. The project proposal includes the addition of four floors featuring 37 apartments above a grocery store, Gelson market.
Bar Development is the project developer. OfficeUntitled is responsible for the designs.

Construction work and wood framing can be seen at the project site. Once completed, the project site will house a five-story mixed-use development offering 37 units. The units will be a mix of studios, one-bedroom, and two-bedroom floor plans. The ground-floor grocery store spans an area of 10,000 square feet.
Project entitlements include Transit Oriented Communities incentives, allowing a larger building than normally permitted by zoning. In exchange, plans the apartments will include four extremely low-income affordable units.
Renderings reveal a modern low-rise structure clad in fiber cement panels and wood siding. A rooftop deck will also be designed for the residents.

Some changes will be incorporated to the grocery store. The new Gelson market will offer a walk-up window for breakfast order and coffee in the morning, tables and chairs for lunch patrons , and indoor-outdoor wine and tapas bar in the late afternoon and early evening.
Locals and residents will be able to access the mixed-use starting in 2025.
