A new residential project has been approved for development at 3301 Canfield Avenue in Palms. The project proposal includes the construction of a new multi-family residential project rising six stories high. The project replaced three single-family residences on the site.

Helio is listed as the project developer. Reed Architectural Group is responsible for the designs.

The project site can be seen with scaffolding and exterior development for a new six-story apartment building. The project replaced a triplex and three single-family residences on the site. The six-story will bring 50 apartments designed as three-bedroom floor plans. Parking will be provided for 25 vehicles. A portion of ground-floor parking will be converted into 12 Accessory Dwelling Units.

The apartment building features a podium-style design, with outdoor decks and a gym.

The project was granted approvals with Transit Oriented Communities incentives, allowing for a larger structure than usually allowed under zoning rules. In exchange, five of the new apartments will be set aside as deed-restricted affordable housing at the extremely low-income level. The estimated project construction timeline has not been revealed yet.
