A new mixed-use project has wrapped up construction at its allocated project site at 10401 Washington Boulevard in Palms. The project included the construction of an eight-story mixed-use building offering spaces for residential and retail spaces. The mixed-use sprouted on the former site of the BTS Thrift Store across from Sony Pictures Studio.
California Landmark Group is the project developer. Abramson Architects is responsible for the designs.

The scope of work consisted of building an eight-story mixed-use complex, featuring 112 apartments above 2,000 square feet of ground-floor commercial space. The apartments will be designed as studios and one-bedroom apartments. Additionally, parking for 71 vehicles is provided on the site.
Project entitlements included Transit Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning rules in exchange for setting aside 15 apartments as deed-restricted affordable housing at the extremely low-income level.

Renderings reveal a modern podium-type building, featuring a facade lined by cantilevered balconies along Washington Boulevard. Onsite amenities include lounges and a rooftop deck.
The project site is located west across Motor Avenue. The estimated market availability has not been announced yet.
