A new residential project has been proposed for development at 3257 East Cesar East Chavez Avenue in Boyle Heights, Los Angeles. The project proposal includes the development of a new seven-story building offering 62 apartments and onsite parking. If approved, the new apartment complex will replace houses and commercial building near Evergreen Cemetery.
Nardi Associates is listed as both applicant and architect for the project.
The scope of work includes the development of commercial building and four single-family homes located on the site and construction of a seven-story building featuring 62 one-bedroom and two-bedroom apartments. Parking for 17 vehicles will be created on the ground floor.
Requested entitlements include Transit Oriented Communities incentives permitting a larger structure than zoning rules would otherwise allow. In exchange, 12 apartments would be set aside for rent as affordable housing.
The apartment complex will feature two internal courtyards, offering enough light and cross ventilation. An application has been submitted to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
