Senior Affordable Housing Proposed at 1233 South Bedford Street in Pico-Robertson

A new senior affordable housing project has been proposed for development at 1233 South Bedford Street in Pico-Robertson in Los Angeles. The project proposal includes the construction of a new seven-story building offering affordable housing options to local seniors.

Hestia Housing Company is listed as the project developer. Sam Ghanouni is responsible for the designs.

The project site spans an area of 6,897 square feet. The scope of work includes the construction of a new seven-story building offering 36 apartments as affordable housing units. Named The Hearthside Commons, all units will be designed as one-bedroom floor plans. Apartment sizes will range from 540 to 577 square feet. Additionally, nine apartments will be set aside for seniors with developmental disabilities.

Renderings reveal a modern look for the podium-type structure. The mix of white, gray, and wood finishes gives it a clean look, while the red balcony accents add a bit of warmth. Large windows and straightforward railings keep the style open and approachable, fitting in well with the neighborhood.

The project will be completed using the Executive Directive 1. The developer will take benefits of the provisions of state density bonus law to permit a larger structure than zoning rules would have otherwise allowed. All units will be available for local seniors that qualify as low-income and moderate-income applicants.

The residential complex will also offer a variety of onsite supportive services like wellness classes, financial literacy workshops, individualized case management, and specialized support for residents with developmental challenges.

Norma Padilla purchased the property site last year for $2,100,000.  The project site is located toward north of Pico Boulevard in the Pico-Robertson neighborhood.
