A new small-lot residential project has been proposed at 17545 West Parthenia Street in Northridge. The project would redevelop a corner property at Parthenia Street and Shoshone Avenue with 16 new single-family dwellings. City records list Lior Mandelbaum as the applicant.

The proposal is divided between two applications filed under SB 1123. Each application covers eight new homes, for a combined total of 16 residences across the property. Plans show the homes arranged in two groups around internal common access and fire lanes.

Each residence is planned as a two-story home with three bedrooms and an attached two-car garage. The site plan shows individual lots, rear patio areas, and driveway access from the shared internal lanes. The drawings also show the homes organized in a compact layout, with the new residences facing inward toward the common access areas.

Valentin Janev Architect is responsible for the design. Elevation drawings show a traditional residential exterior with gabled rooflines, stucco walls, vertical siding accents, stone veneer at the ground level, and garage-front entries. The roof design and façade materials give the homes a low-rise suburban profile.

The property is currently improved with an older single-family residence. A construction timeline has not been announced.
