Exterior construction is nearing completion at 800 West 85th Street, where a four-story residential building is taking form on a mid-block site in South Los Angeles. The project occupies a parcel located just north of Manchester Avenue along Hoover Street and is being built as a fully affordable housing development.

The project, known as Domus Ambrosia, is being developed by Domus Development and designed by KFA Architecture.

The building is designed as a courtyard-oriented residential block, with its massing arranged to frame shared outdoor space for residents. A street-facing plaza anchors the eastern edge of the site, while a larger interior courtyard extends along the western side of the property, creating a protected open area within the development footprint. This configuration establishes a clear transition from public sidewalk to semi-private outdoor space and inward-facing residential circulation.

Plans call for 90 apartments, consisting of studio and two-bedroom units distributed across four residential levels. Parking is provided at the surface level, allowing the building mass to remain relatively compact and uninterrupted by podium or subterranean garage requirements. The residential floors above are organized with consistent floor plates, reinforcing a repetitive and efficient housing layout.

Architectural renderings and recent construction photos show a rectilinear structure with a restrained facade composition, defined by flat rooflines, a regular window rhythm, and color-accented paneling. The building’s exterior treatment emphasizes clarity and repetition rather than articulation through setbacks or projections, aligning with a block-scale residential typology rather than a mixed-use or commercial form.

According to a Los Angeles Housing Department staff report, the apartments are reserved for households earning up to 50 percent of the area median income. When completed, the building will deliver a dense, courtyard-based affordable housing complex that prioritizes shared outdoor space within a four-story residential envelope.
