A new multifamily residential development is being reviewed for 8760 Shoreham Drive in West Hollywood, where a corner site north of the Sunset Strip is proposed to be redeveloped with a six-story apartment building. The project would replace an existing two-unit structure with a 22-unit residential building designed to respond to both the geometry of the intersection and the changing grade between Shoreham and Sherbourne Drives.
Plans call for a mix of one- and two-bedroom units, including three designated as affordable housing. The building is arranged with residential floors above a ground level containing the main lobby and shared amenities, while a partially subterranean garage would provide 23 parking spaces accessed from the Sherbourne frontage. The site spans approximately 9,200 square feet within an R4A zoning district.

The design by DFH Architects introduces a curved volume at the intersection of Shoreham and Sherbourne Drives that shapes how the building addresses both streets. This feature defines the building’s presence at the corner while contrasting with the flatter elevations that extend along each frontage. The massing shifts in response to the slope of the site, with the structure appearing taller along Sherbourne while presenting a reduced profile along Shoreham.

Across the elevations, the building is composed as a series of distinct but interconnected volumes. A brick-clad portion with vertically oriented window openings forms a more solid edge, while adjacent sections incorporate wood-toned cladding and stacked balconies that introduce variation and depth. The balcony arrangement is concentrated along portions of the street-facing facades, creating a layered exterior condition that differs from the more restrained treatment on secondary sides of the building.

At ground level, the project emphasizes pedestrian interaction through a recessed entry sequence and landscaped edges along both frontages. Planting areas and street trees frame the building perimeter, providing a transition between the sidewalk and interior spaces while maintaining visual openness at the lobby. The placement of the entry along Sherbourne aligns with the natural grade, allowing direct access from the sidewalk despite the elevation change across the site.

Residential floors are organized around a central circulation system, with units arranged on either side of a corridor that connects to vertical circulation cores. Private balconies are integrated throughout the building, offering outdoor space for individual units while contributing to the articulation of the facade. The rooftop includes a shared open space area, along with mechanical equipment and solar installations distributed along the perimeter.

The project is being processed under state housing provisions, including density bonus incentives that permit an increased unit count relative to the site’s base zoning. As proposed, the development introduces a mid-rise residential form at a corner defined by a mix of lower-scale buildings and nearby larger structures, reflecting the varied built environment of this part of West Hollywood.
