A new multi-family residential project is under construction taking shape and form at 6100 South Main Street in Florence Avenue, Los Angeles. The project proposal includes the construction of a four-story building offering 87 apartments.
SoLa Impact is responsible for the designs. The Architects Collective is responsible for the designs.
A year and a half into ground breaking, the project site can now be seen developed with a concrete podium serving as the foundation of a four-story building. The scope of work includes constructing 87 modular apartments designed as one-bedroom floor plans. The project will also offer above street-level parking for 44 vehicles.
The project design showcases prefabricated modular units on its three upper floors. Renderings reveal a U-shaped floor plan above the first floor, creating space for a central courtyard area. Onsite amenities include a rooftop amenity deck.
Project entitlements include Transit Oriented Communities incentives, permitting a larger building than allowed by zoning rules. In exchange, 18 of the apartments are to be set aside as deed-restricted affordable housing at the low- and extremely low-income levels.
The project site is situated at the southeast corner of 61st Street and Main Street.
Each unit will have a bedroom window and one living room window, allowing ample light and air into the interiors. “A series of five-foot wide light wells accords a uniform rhythm to the building façade as the light slot created by the living room window is mirrored with the adjacent unit and stacked,” states The Architects Collective’s website.
The estimated market availability has not been revealed yet.
