A new affordable modular housing project has been approved for development at 1342 Berkeley Street in Santa Monica. The project proposal includes the construction of an affordable housing community, featuring modular units.
Community Corp. of Santa Monica is the project developer. Brooks + Scarpa is designing the project.
After celebrating a groundbreaking ceremony earlier this month, construction work is all set to commence at the project site. Named Berkeley Station, the project will include 13 modular apartments in a four-story building. The units will be designed as one-bedroom floor plans. No on-site parking has been proposed as of now. Out of the total, five apartments will be set aside for transition aged youth (between the ages of 18 and 24) earning up to 50 percent of the area’s median income level, with the remaining eight apartments reserved for families earning up to 30 percent of the area median income.
Brooks + Scarpa is building the units using the kit of parts developed for its NEST Toolkit. The building will yield a total built-up area of 11,000-square-foot and be composed of prefabricated modular units. The building will be clad in cement panels. The modular units will be arranged to provide outdoor space for residents on upper levels, while also leaving space for a community garden at street level.
The estimated construction timeline and market availability have not been announced yet.
