A new mixed-use property may soon come to 11623 North Glenoaks Boulevard in Pacoima. The project proposal includes the construction of a new mixed-use apartment complex offering about 250 apartments, onsite services, and parking along with a grocery store. If approved, the mixed-use will replace a shuttered Pacoima DMV facility.
Kevin Brunk of 118 LP is listed as owner and applicant. Archeon Group is designing the project.
Having a tighter state budget, the California DMV elected to close a driver’s license processing center in Pacoima last year. Leveraging on the opportunity, the developer has submitted an application seeking the approval of a mixed-use project on the site.
Plans call for the construction of an apartment complex with a grocery store, offering 246 apartments. The grocery store will span an area of 28,000 square feet. The residential units will be designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. The mixed-use will also offer onsite parking for 320 vehicles.
Requested approvals include density bonus incentives, which would allow for a larger building than otherwise permitted by zoning rules. In exchange, 28 of the apartments would be set aside for rent as affordable housing.
Renderings reveal a contemporary podium-type building. Onsite amenities include a children’s play area, a yoga area, a picnic area, and a barbecue area.
Future residents will find themselves north of the SR-118 Freeway, and a short distance south of the City of San Fernando.
