A new mixed-use project has been unwrapped at its project site located at 1340 South Hill Street in Downtown Los Angeles. The project proposal includes the construction of a new seven-story building offering spaces for residential and retail uses.

Suncoast Ventures is the project developer. Humphreys & Partners Architects designed the project.

Named The Eden, the project is a seven-story building that offers 235 apartments above 9,200 square feet of ground-floor retail space and a subterranean parking garage. Unit sizes range between 375 and 1,093 square feet. Onsite amenities include courtyards, a fitness center, a swimming pool, and a rooftop deck.

Project approvals required that 25 percent of the new housing must be set aside at rents below market rate. That included 12 units of designated very low-income affordable housing, as well as 47 units of workforce housing targeting residents earning up to 150 percent of the area’s median income level.

The project site is located on an L-shaped site at the intersection of 14th Street and Hill Street.
