A new residential project is under construction taking shape and form at its project site at 8209 North Sepulveda Boulevard in Panorama City. The project proposal includes the development of a new supportive housing community offering 91 units. The developer is pivoting toward transforming a 1950s motel into apartments.
LA Family Housing is the project developer. Los Angeles-based office42 is responsible for the designs.
Named The Pano, the project construction cost is listed as $60 million. The scope of work includes the conversion of the existing motel rooms into 41 apartments, while also adding a new three-story building offering 50 residential units. Offering a total of 91 units, including 90 units restricted to low-income, the community will cater to formerly unhoused households.
One market-rate manager’s unit is also proposed. Surface parking for six vehicles will also be provided. Dedicated space for on-site supportive services will also be created as part of the project.
Completion of The Pano is expected in Spring 2026.
