A new residential and commercial project is set to rise at 4773 Hollywood Boulevard in Los Feliz, following approval by the Los Angeles City Planning Commission at its August 14 meeting. The proposal, filed by Lazer Properties and designed by KFA Architecture, will replace a vacant parcel across the street from Barnsdall Park with a contemporary six-story structure.
The development will span just under 28,500 square feet of land and introduce 86 apartments, ranging from studios to two-bedroom layouts, stacked above approximately 2,600 square feet of ground-level retail space. A two-level parking facility—one level at grade and another subterranean—will accommodate 93 vehicles along with bicycle storage. According to city documents, the project is entitled at a 3.57:1 floor area ratio and a total building area of more than 93,000 square feet.

As part of its entitlement package, the developer secured density bonus incentives and waivers that permit greater height and floor area than would otherwise be allowed under existing zoning. In exchange, nine of the planned apartments will be reserved for households earning very low incomes, advancing the city’s affordable housing objectives.
KFA Architecture has designed the building in a podium configuration, with ground-floor commercial space activating the Hollywood Boulevard frontage and vehicular access shifted to Berendo Street. Planning documents note the inclusion of a 10,000-square-foot open space program, featuring a second-level courtyard with a recreation room, a landscaped spa deck, and a rooftop terrace overlooking the boulevard. Private balconies distributed along the upper floors further break up the massing, softening the overall scale of the structure.
The site lies opposite two recently completed mixed-use buildings developed by LaTerra Development, continuing a trend of higher-density housing along this stretch of Hollywood Boulevard. In addition, the design team is required to implement public-realm improvements consistent with the Vermont/Western SNAP, including new street trees, benches, bicycle racks, and landscaping.
City records show that the property changed hands for $8.5 million prior to entitlement. With approvals now secured, the project positions Los Feliz for another wave of residential growth while preserving a measure of affordability in a rapidly changing corridor.
