A fully affordable housing proposal has been filed under Executive Directive 1 (ED1) at 12222 Exposition Boulevard in Sawtelle, Los Angeles. The address is on the south side of Exposition Boulevard near Amherst and Wellesley, directly along the Expo Line/Bundy segment. The application indicates demolition of two single-family dwellings to enable the project.

Local firm Passo is listed as the project developer. Aero Collective is responsible for the designs.

The proposal calls for 86 dwelling units in a 100% affordable building with an approximate floor area of 40,018 square feet, a maximum height of 67 feet, and a listed FAR of 5.89.

The rendering shows a rectilinear mid-rise volume with a light, smooth exterior and a punched-window pattern organized in vertical stacks and smaller slit openings. Deep horizontal recesses carve out balcony/loggia bays on multiple levels, creating shadow lines that break up the mass. A glazed ground-level base wraps the corner, setting the residential mass on a transparent plinth with landscaping at the sidewalk edge. Overall, the composition reads as a minimalist contemporary block with recesses and window rhythms providing articulation rather than applied ornament.

The parcel fronts Exposition Boulevard with rear access via Expo Alley, immediately south of the Expo Line Bike Path and near the Expo/Bundy E Line station. Because the filing utilizes ED1, review is ministerial with objective standards and coordination across City departments. The estimated construction timeline has not been revealed yet.
