A newly completed mixed-use building has opened at 10375 Washington Boulevard in Palms, bringing new housing and retail space to a corridor seeing steady infill near Sony Pictures Studios. The project, known as Lana, is developed by Guo Rui Group and delivers 139 apartments above ground-floor retail in a walkable pocket of the neighborhood.
The seven-story structure was designed by Kevin Tsai Architecture.

The development includes a 140-space parking garage and a mix of studio, one-, and two-bedroom units. Through the Transit Oriented Communities program, the project received zoning incentives in exchange for setting aside 14 apartments as extremely low-income affordable housing. The program continues to shape development activity in Palms, where proximity to transit and jobs has made the area a focus for new multifamily projects.
Retail space lines the street edge, adding commercial activity to a block that has seen a steady increase in residents and foot traffic. With multiple new buildings in the surrounding area, Washington Boulevard is transitioning into a denser mixed-use corridor, supported by neighborhood-scale shops and services.
The design took a restrained approach to materials and form. The building’s façade uses a rhythm of deep-set window frames and neutral finishes, giving the project a clean, orderly presence along Washington Boulevard. Minimalist detailing continues inside, where amenity spaces and circulation paths are arranged around planted courtyards and a central pool deck, creating open-air pockets that soften the overall mass.

Lana’s arrival follows several nearby projects, continuing a pattern of measured growth west of Culver City. As more housing comes online here, Palms is gradually shifting toward a more urban character; one shaped less by scale alone, and more by the consistent layering of housing, neighborhood amenities, and thoughtful design choices.
