A long-vacant stretch of Reseda Boulevard is on track to receive new income-restricted housing, marking another step in the slow transformation of the West Valley’s river-adjacent commercial corridor. A proposal filed with the city outlines a mid-rise project at 6650 Reseda Boulevard that would replace an empty lot with a substantial supply of affordable homes.
AMG & Associates is leading the development. AO is responsible for the design.
Plans call for a six-story building with 274 apartments for low- and moderate-income households. The mix consists of studios and one-bedroom units. Parking for 90 vehicles is incorporated within the structure. The project qualifies for density incentives tied to its affordability program, enabling additional height and floor area beyond what base zoning would ordinarily permit.
AO’s renderings depict a straightforward contemporary structure organized around a podium-level courtyard. The building places residences along the street-facing ground floor, creating a more active frontage on Reseda Boulevard while maintaining shared open space at the center of the property. Simple volumes, recessed windows, and alternating exterior panels give the project a clean and modest urban profile.
The site sits directly across from The Watermark, a 2021 mixed-use development that introduced more than 250 homes and brought new retail to the corridor. Several parcels around the Los Angeles River crossing have shifted toward new housing in recent years, reflecting broader reinvestment trends in the West Valley. Earlier concepts for the 6650 Reseda property envisioned a largely market-rate project over ground-floor shops. The current proposal pivots the site toward housing affordability instead.
As the application moves through the planning process, 6650 Reseda Boulevard highlights how underused properties along Reseda’s central spine can support additional homes while reinforcing the area’s gradual shift toward walkable, residential-oriented development.
