A long-undeveloped corner of Hyde Park may finally return to active use. A proposal submitted to Los Angeles planning officials outlines plans for a residential community at 7715 South Crenshaw Boulevard, a site that has remained empty while the surrounding corridor continues to add new transit and commercial infrastructure.
The applicant, Daryoush Dayan, is seeking approvals for a six story structure with 162 apartments and one accessory dwelling unit. Plans also include parking for 110 vehicles within a podium. The mix is geared toward standard market rate units supported by affordable set asides. Seventeen homes would be reserved for households earning at extremely low income levels.

Kevin Tsai Architecture is leading the design effort. Early renderings show a rectilinear exterior with tall window groupings and recessed vertical bands that introduce some depth across the building faces. Retail sized glazing wraps the ground floor. The overall massing organizes housing above a base level that meets both street fronts and creates interior common areas.
The development team is pursuing the Citywide Housing Incentive Program to secure additional height and floor area, paired with the affordability commitment. If approved, this would mark one of the larger recent infill projects on this portion of Crenshaw Boulevard, where vacant land and aging commercial buildings have created gaps between more established residential blocks.
Hyde Park has seen scattered reinvestment over the past several years as the Crenshaw Line moves toward full operation and station areas gain attention for new housing. The site sits near several other proposed or recently completed projects, positioning it well to contribute to a more continuous residential presence along the corridor.
The application is in its early stages, and more detailed design materials are expected later in the review process.
