Courtyard-Oriented Podium Housing Planned at 625 South Beacon Street in San Pedro

Plans are moving forward for a large residential redevelopment at 625 South Beacon Street in Downtown San Pedro, where a full-block site is slated to be rebuilt with an eight-story mixed-use apartment building. The revised proposal reorganizes the project around internal open space, using a podium configuration to separate parking and residential uses while introducing elevated courtyards within the building mass.

The development is designed as a podium structure with an above-grade parking deck forming the base of the project. Residential units are arranged above and around this podium, allowing shared open space to be placed at an intermediate level rather than at the street or rooftop alone. This approach creates protected courtyards that are visually and acoustically buffered from surrounding traffic while remaining centrally located within the building.

Plans indicate that the project will contain 281 apartments, consisting of studio, one-, two-, and three-bedroom units, along with 1,782 square feet of ground-floor commercial space. Parking would be accommodated in an above-grade garage with 363 spaces, integrated into the podium and screened by residential massing above. The configuration allows the ground floor to maintain an active street presence while keeping vehicle access largely internalized.

Architectural plans prepared by KFA Architecture depict a contemporary podium-type building articulated through setbacks, changes in facade rhythm, and the placement of courtyards above the parking level. Rather than relying on a single open plaza, the design distributes open space internally, using courtyards to break down the scale of the eight-story structure and introduce light and ventilation into the center of the block.

When completed, the project at 625 South Beacon Street would add a high-density residential development to Downtown San Pedro, using internal open space and podium construction to manage scale, parking, and livability within a large urban site.
