Plans have been filed for a new mixed-use apartment building at 8871-8879 West Venice Boulevard in Los Angeles. The project would use incentives through the Citywide Housing Incentive Program’s Opportunity Corridor provisions. The project is being developed by CityPads, with Albert Group Architects listed as the architect.

The proposed development would rise seven stories and include 96 apartments. The unit mix consists of 72 studios and 24 one-bedroom apartments. Project plans state that 15 units would be reserved for very low-income households, including 11 studios and four one-bedroom apartments. The building would replace the existing uses on a 10,200-square-foot site. Plans show 3,490 square feet of ground-floor commercial space, with retail and restaurant uses identified in the project description. The proposal also includes five vehicle parking spaces and 80 bicycle parking spaces.

Renderings show a contemporary mid-rise building with a rounded corner volume, white plaster exterior, dark window framing, blue glazed tile, and a curved glass feature facing the street. The ground floor is shown with commercial frontage and outdoor seating, while the upper floors are arranged with a regular window grid. A rooftop amenity area with planting is shown above the residential levels.

Open space would total 3,917 square feet, with common open space planned at the roof level and a co-working lounge shown at the ground floor. An estimated construction timeline has not been announced.
