A new mixed-use building has been completed at 10608-10614 West Pico Boulevard in West Los Angeles. Developed by Brennen Hakimian Holdings and designed by Warren Techentin Architecture, the five-story property contains 50 apartments above ground-floor commercial space. The development occupies a site previously used by smaller commercial buildings near the northern edge of Cheviot Hills.

The building’s exterior features a combination of white stucco, dark blue-gray tile, and large glass windows. The tile cladding forms vertical sections between groups of windows, while projecting white frames surround the glazing. Several of these frames have rounded edges, creating a distinctive pattern across the upper floors. Glass railings line the recessed terraces, and tall storefront windows extend along the ground floor.

The residential portion includes studio and two-bedroom apartments, with five units designated for extremely low-income households. These affordable homes account for 10 percent of the development’s residential units. The project received additional development incentives through Los Angeles’ Transit Oriented Communities program. Residential leasing is now being advertised under the name Picora, with current listings offering studio, one-bedroom, and two-bedroom floor plans.

The ground floor contains approximately 3,783 square feet of commercial space divided into three storefronts. The available suites measure 1,145, 1,674, and 964 square feet, with the two end spaces each offering an adjoining patio of approximately 233 square feet. The property is listed as a 40,326-square-foot building.

The development provides no on-site automobile parking. Its residential design also includes shared indoor and outdoor areas, with a central courtyard, recreation room, fitness space, and rooftop deck. The building’s completion introduces new housing and commercial space along this stretch of Pico Boulevard, with residential and retail leasing now being marketed.

  1. it’s amazing how hard LA Architects work to make so many funky weird buildings instead of developing a style that sets a precedent for good SoCal urban architecture. Imagine an entire city of buildings with this silly facade……
