3470 Wilshire Boulevard is set to break ground in 2022. The project will be one of the largest by Jamison Properties, who has quite a few other developments spread out throughout Koreatown, and surrounding areas. Plans call for a large amount of new apartments in the area, as well as some retail.

The site is made of eight connected lots. There are currently four commercial office buildings with ground floor retail, a three-story parking structure, and a five-story parking structure on the site. The development will demolish the existing three-story parking structure and create a 23-story mixed-use building and a 28-story mixed-use building on top of a podium that is four stories above grade, with two levels of basement.

The new construction will bring 641 apartment units and 18,454 square feet of commercial floor area. The 23-story mixed-use building will include approximately 280 apartments and the 28-story mixed use building will include approximately 361 apartments. Commercial space will be split between the two towers. They will share a podium and four stories of above-grade and two stories of below-grade parking.

Amenities will be on the roofs of both towers, as well as the podium. There will be 69,000 square feet of landscape overall. CallisonRTKL is behind the design.

  1. What constitutes “set to break ground in 2022”? Has there been recent movement or announcements or is that the same aspirational date announced years ago? I ask because I don’t see that Jamison has filed anything with the city for this property in several years. Unless I’m missing something, this is many years away from breaking ground and this is old news.
