Ground has yet to broken at 5181 West Adams Boulevard, in Mid City Los Angeles, although the lot has been cleared. 4D Development is behind the project, which will feature studio, one-, and two-bedroom apartments on the nearly one-acre site. The site has been dubbed “East on Adams.”
The structure will be 66 feet tall, 310 feet long, and 164.3 feet wide. It will be six stories tall. Four stories of residential units will be over a mix of commercial and parking space. There will be 120,000 square feet of floor and 4625 square feet of landscape.
The inside of the building will contain 115 dwelling units with private balconies. 13 units will be set aside for low-income housing, giving the site a density bonus. There will be 43 compact, 3 disabled, and 98 standard car parking spaces, as well as 90 long-term and 16 short-term bicycle parking spaces. The Adams/Redondo bus stop is also about a block away.
AFCO is the Executive Architect firm and Bittoni Architects is the Design Architect firm for the project. The design features a landscaped podium at the third level providing a generous shared common space. The initial permit valuation was $12 million.
