An eight-story apartment complex is planned at 5001 Wilshire Boulevard in Hancock Park. The project proposal includes the construction of 242 residential units and the demolition of a strip mall. The retail center that will be replaced was built in the 1980s at the northwest corner of Wilshire Boulevard and Highland Avenue. Pacific Springs LLC is the developer property owner.
TCA Architects is managing the design concept and construction of the project.

The developer is planning to redevelop the site with a mixed-use structure with multi-family housing and commercial space. The residential units are offered as a mix of studio apartments, one-bedroom, two-bedroom, and three-bedroom apartments. A retail space of 10,900 square feet is reserved on the ground floor. A three-level underground garage with a capacity to park 354 vehicles is also proposed. Other on-site amenities are inclusive of a fitness center, a club room, and a rooftop deck.

In exchange for Transit-Oriented Communities incentives permitting a larger structure than allowed by zoning, Pacific Springs would set aside 25 of the proposed apartments as deed-restricted affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-style building rising to a facade height of 105 feet with a U-shaped plan centered around a courtyard.

The proposed plan is also inclusive of converting a vacant alley behind the mall into an 18,000-square-foot landscaped green space. Ground-level townhome units would line the new green space along the northern side of the building.
The estimated date of project completion has not been announced yet.
