Back-to-back developments are rising at 839 Fedora Street and 826-840 South Mariposa Avenue, in Koreatown. CGI Strategies is the developer behind both buildings. Six lots were assembled to make the site, which was acquired in 2017. The site will have a large roof deck that will provide views of the Los Angels Skyline.

Each building will be a seven-story residential structure, with two floors of the basement beneath. Mariposa will be 91,000 square feet, with 98 apartments, and Fedora will be 76,100 square feet, with 75 apartments. The design will include studio, 1 bedroom, and 2 bedroom units. 22 of the units will be low-income housing.

Amenities will include several lounge and community spaces, as well as a fitness center. Some spaces will be interconnected, with courtyards and shared common areas throughout the site. The apartment units will contain traditional luxury finishes such as hardwood floors and in-unit washer/dryers. They will have personalized technology that will allow residents remote access to the security system and climate control within their homes.

KFA architecture designed both buildings. The exteriors will have symmetrical, ordered facades that will transform into more random and sleek structures at the upper levels. Both units are expected to open in mid-2022.
