Exterior work is finishing up for 5050 West Pico Boulevard in Mid-Wilshire, Los Angeles. The project, dubbed the “Kentish Town,” aims to bring a competitive alternative to more expensively priced apartments in the region. 5050 Pico, LLC is the developer, an entity managed by Gagandeep Lakhmna.
The building is six stories high and has 55,715 square feet of floor area. The dimensions are 71.75 feet tall, 137.5 feet long, and 128.75 feet wide. The upper floors will contain 79 residential units, 8 of which will be for extremely low-income housing. At ground level, there is one-story retail space, about 2,000 square feet, and parking, over one level of basement parking.
The garage has 3 disabled spaces and 64 standard spaces, as well as 61 long-term and 6 short-term bicycle parking spaces. The location is about three blocks from the La Brea/Pico Bus Station. Amenities include rooftop decks and a lounge, along with 4,028 square feet of landscape.
The modern design with angled balconies is by Robert James Taylor Architects. $9.5 million dollars was the permit valuation at the time of filing, although the developer received a $16.5 million loan from Parkview Finacial for the project. It is expected to be completed in May of 2021.
