Framing is starting to rise at 107 South Hewitt Street, in the Arts District. The building by Boulevard Partners will bring denser housing and street-level commercial space to the area. Plans also set aside some units for low-income housing.
The site is easy to miss with all of the other construction currently going on around. It has partial views of the Financial District skyline. The building will be six stories high with 92,000 square feet of floor. It will be 81 feet tall, 228 feet long, and 128 feet wide. Inside, there will be 69 apartments, eight of which will be low-income housing.
The ground level will have commercial space, including kitchen space, in the core and shell. Below grade, there will be a basement with parking. The site will have 7 compact, 3 disabled, and 48 standard parking stalls. Onsite bicycle parking will be provided, with 62 long-term, and 13 short-term spaces. The Little Tokyo/Arts District rail line runs nearby, and a bus stop is also within a couple of blocks.
Rios is the architectural firm behind the project. West Builders is currently working on the construction. The project valuation, at the time of filing, was $16.7 million. It is expected to open in either late 2022 or early 2023.
