Framing is starting to rise at 1444 South Rexford Drive, in Pico-Robertson, Los Angeles. Harpco Construction and Development is the primary contractor. The site will bring denser living to the area, including a couple of low-income housing units, as part of the Transit Oriented Communities affordable housing incentives.
The building will be 58 feet tall, 100 feet long, 89 feet wide. It will be five stories tall, with 38,000 square feet of floor. The inside will contain 29 units, which will be a mix of one-, two-, and three-bedroom designs. Three units will fall under the extremely low-income tier.
Below grade, there will be two basement levels. Inside there will be 21 compact, 1 disabled, and 36 standard parking spaces, and 28 long-term and 4 short-term bicycle parking spaces. Bus stops at the corner of Pico and Beverly, a couple of blocks away, provide public transportation to the area.
Daryoush Safai is the architect on the project. The design includes a rear yard and a roof deck, with a total of 2,400 square feet of landscape. The site previously contained two single-family homes. The permit valuation, at the time of filing, was $8.7 million.
