3617 West Venice Boulevard is taking shape, in Arlington Heights. The project will bring a couple of low income housing units, and denser housing overall, to the area. Schon Tepler Group is the developer behind the project.

The building dimensions will be 55 feet tall, 132 feet long, and 57 feet wide. It will be four stories high, with 24,500 square feet of floor. 28 units will be inside, three of which will fall under the extremely low income tier. The expanded ground floor will have commercial space.

There will be one level of basement, wth room for 4 compact, 2 disbled, and 26 standard parking spaces. 30 long term and 5 short term bicycle parking spaces will also be provided on site. The Venice/6th bus stop is a couple of lots away from the location, providing easy public transportation access. Several other stops are also within a short walking distance.

Sammie Tabrizi is the architect on record. The exterior will be made of a smooth plaster finish. A standout feature is the landscaped amenity deck, which is setback on the western property line. $5.4 million was the permit valuation at time of filing.

  1. just when you thought new buildings in LA could not get worse….then, this appears.
    The fan light window? The rear massing looks like a retrofit of a 30s warehouse in not a nice way….
