Framing is nearly complete for the redesign of Lumen, at 11355-11377 West Olympic Boulevard, in Sawtelle, Los Angeles. The modern office space is the project of co-developers McCarthy Cook and Northwood Investors. The site was previously two office towers, a parking structure, and some smaller buildings.

The 3.6-acre lot will incorporate the office towers, reconfigure the floor plates, and add five additional bridge floors on the second, third, fifth, seventh, and ninth floors. About 115,000 gross square feet of office space, 5,000 gross square feet of restaurant use, and 125,199 gross square feet of open space will be added to the existing office complex. The height will remain the same, at 158 feet.

Abundant amenities are in the plans, most notably the one-acre rooftop deck with gardens, workspace, private cabanas, and various food and drink services. Other standout features include basketball and pickleball courts, a gym, a dog park, and bike and scooter share programs. The parking structure will remain the same, with three above-grade parking levels, two below-grade parking levels, and a total of 1,924 Stalls.

Gensler is behind the design, which aims for a “people-first” ideology. The configuration is meant to attract and retain top talent, balancing workspace, amenities, and indoor-to-outdoor areas to increase employee wellbeing. Completion of the renovation is expected in 2022.
