Work has been approved at 2714 East Vinyard Avenue. The project, entitled “Rio Urbana,” is part of the ongoing expansion near The Riverpark, a planned community in North Oxnard, next to the 101. Aldergate Investments is the developer behind the project. The firm is based out of Oxnard and responsible for several other developments in the county.
The development entails the demolition of the existing school building that was formally El Rio Elementary School, dividing the 10.5-acre property into two separate parcels. Buildings on both lots, will not reach over 38 feet. The smaller, 1.12-acre parcel will contain an office building, intended for the relocation of Rio School District administrative offices. It will be two stories tall, with 15,100 square feet of space, and 61 standard parking spaces.
The larger, 9.12-acre parcel, will have 167 condominium units in eight, three-story buildings. Layouts will include one- to three-bedroom attached units. 20 of the units will be low-income deed-restricted. Resident amenities will include a 1,068 square foot recreation pavilion, four refuse structures, seven play areas, a tot lot, a fitness center, and a dog run. There will be a total of 431 parking spaces consisting of 169 resident garages, 163 parking spaces, and 99 guest parking spaces.
Bassenian Laconi Architects is listed as the firm for the exterior of the design, which renderings depict as a blend of traditional and modern elements. They collaborated with Coastal Architects for the interiors. Construction is expected in the first quarter of 2022.
