330 North Patton Street is at full height, in Echo Park. The project will bring denser housing to the largely one and two-story residential area. South Park Group is behind the development. The structure is next door to 340 North Patton Street, which was also developed by South Park Group, and recently opened, it is referred to as Patton Tower North. The newer development will be referred to as Patton Tower South.
The newer building will be seven stories tall, with 27,800 square feet of floor. It will be 86 feet tall, 104 feet long, and 60 feet wide. There will be 32 units inside. The project received a three-unit density bonus for including three units that fall under the low-income tier.
There will be one level of the subterranean garage. Inside there will be 11 compact, 1 disabled, and 29 standard parking spaces. 32 long-term and 4 short-term bicycle parking spaces will be provided on-site.
The design is by DE Architects. Plans include a rooftop deck, that will take advantage of Downtown, the Hollywood sign, and the Hollywood Hills views. There will be 900 square feet of landscape overall. The permit valuation, at the time of filing, was $5.6 million. The site is expected to open in 2022, according to South Park Group’s website.
