Ground has broken at 4th Street and Main Street, in Santa Ana. The brand new project is being built in the city’s downtown by Toll Brothers Apartment Living and partner EJF Capital. It is “The first luxury multifamily community to be built here in decades,” according to Charles Elliott, president of Toll Brothers Apartment Living. “The Rafferty” is the Company’s Second Multifamily Community in the larger area of Orange County.

The project is located on the historic site of the First American Title Company headquarters, formerly known as the Orange County Title Company. Rafferty’s name and design are inspired by the artistic background and icons in the vicinity. The 1930s art deco façade that wraps the First American Title building facing Main Street and parts of Fifth Street will be preserved. The project involved collaboration with Preserve Orange County and the Santa Ana Historical Preservation Society.

The development will be seven stories tall and have 223,569 square feet. It will be made of two adjacent mid-rise structures. The inside will have 218 units, offering studio, one-, and two-bedroom floor plans. Each home will have modern design elements and conveniences including stainless steel appliances, wood-style flooring in living areas, quartz countertops, plush carpet in bedrooms, keyless entry, and smart thermostats. 12,400 square feet of retail will be on the ground level, creating a walkable community.

MVE + Partners are behind the architectural design. Amenities will include a fitness center, resident clubroom, coworking spaces, resort-style pool, rooftop deck, and community-wide WiFi. The project is expected to begin leasing in 2023.
