A new residential project has been proposed at 1450 South Orange Grove Avenue in Mid-City, Los Angeles. The project proposal includes the construction of an apartment complex, replacing a single-family house on the site built in the 1940s.
South Orange Grove Avenue, LLC is the project applicant. Ketter Construction is responsible for the design concepts.
Plans call for the redevelopment of the project site with a five-story apartment complex offering 16 residential units. The units will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom apartments. A semi-subterranean parking garage with a capacity of 29 vehicles will be developed on the site.
Requested entitlements include Transit Oriented Communities incentives permitting increased height and reduced side yard setbacks relative to zoning regulations for the property. In exchange, three of the new apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.

The project is under review and an estimated construction timeline has not been announced yet. Once approved, the apartment building will soon take shape in Picfair Village in Mid-City.
