Work is progressing at the Runkle Canyon development, in Simi Valley. The project is bringing a variety of housing to the hills, including single family homes, a senior housing condominium complex, and a senior recreational center. Runkle Canyon, LLC is the developer, made of a joint venture between KB Home and Lennar Homes.
The site plan was adopted by the City Council in 2004. It includes approval of the related Development Agreement, Tentative Tract Map, Planned Development Permit, and Affordable Senior Housing Agreement. There will be 461 attached and detached single-family dwellings overall, with three distinct neighborhood types. 25 will be detached custom single-family homes on minimum 20,000-square foot estate-sized lots, 298 will be detached single-family homes on approximately 7,700-square foot average-sized lots, and 138 will be senior condominiums, including 62 affordable senior units.
1,150 acres are set aside for open space. A neighborhood park will be at the center of the site, and waling trails will run though the southern project boundary. Potential golf course land is located in the site’s northwest portion.
Currently, the 298 single-family residences, 25 custom single-family homes, and 138 senior housing units have been approved or built. A 138 unit senior condominium complex and a senior recreational center, with related improvements, are still in the plan check phase. The site is 1,595 acres overall. The developer recently petitioned to change plans for the site, and was rejected.
