A mixed use complex has been proposed for 1340 South Hill Street, in South Park. DevelUp Inc. is behind the project, which has been stalled for the last few years. The design has the potential to elevate the community with more ground floor retail and denser housing. The site is currently a large commercial building with a parking lot.

Plans call for a seven story structure that will reach approximately 91 feet high. There will be a total of 162,400 square feet of floor. Over 200 units will be inside, with a mix of studio, one, and two bedroom layouts. 5 percent will be designated for very low income residents, and 20 percent for workforce residents.

Amenities will include two interior courtyards, a fitness center, a resort-style swimming pool, and a 1,836-sf rooftop lounge. The site will have 25,000 square feet of open space overall. There will be 269 parking stalls, and bicycle parking.

Humphreys & Partners Architects are behind the design. The contemporary mid-rise building will have plaster, stone veneer, and metal panels completing the exterior. Design Syndicate worked on the interiors. The project has been on the boards since 2017, with no deadlines announced.
