A new mixed-use project has been proposed at 5365 South Crenshaw Boulevard in Hyde Park, Los Angeles. The project proposal includes the development of a six-story mixed-use building offering retail and residential spaces. The project calls for the demolition of an existing single-story rental building on the site.

5365 Crenshaw, LLC, an entity affiliated with Los Angeles-based Praxis Development Group, is the project applicant. KFA Architecture is responsible for the design concepts.

The project proposes to bring 48 residential units and retail space to a new six-story edifice. The apartments will be developed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments. Commercial space spanning an area of 1,224 square feet will be designed on the ground floor. A semi-subterranean parking space for 26 vehicles will also be developed on the site.

The project applicant is seeking the approval of density bonus incentives and other entitlements to permit a larger, denser building than otherwise allowed by base zoning rules. Six of the new apartments would be set aside as deed-restricted affordable housing at the very low-income level in exchange for the incentives.

Renderings reveal a contemporary low-rise building clad in stucco and capped by rooftop amenity decks. The project application has been submitted and the construction timeline has not been announced yet. The property site is located near the Crenshaw Line in Hyde Park, at the northwest corner of the intersection of 54th Street and Crenshaw Boulevard.
