A new affordable housing project has been proposed for development at 1412 North Mariposa Avenue in East Hollywood, Los Angeles. The project proposal includes the construction of a new six-story building offering apartments for rent at affordable rates. Plans call for the demolition of an existing single-family residence on the site that was built n the 1920s.

PAX Urban Partners is the project developer. JZA Architecture is responsible for the designs.

The project calls for the construction of a new six-story apartment building spanning an area of 20,000-square feet. The building will offer 73 apartment units at affordable rents, designed as a mix of studio apartments. The project does not propose any on-site parking.

Requested entitlements include density bonus incentives to permit a larger structure than normally allowed by zoning rules, as well as the use of the Mayor’s Executive Directive 1 to expedite processing with the Planning Department. The project is eligible for the incentives by setting aside all but two apartments for rent by low-income and moderate-income households.

Renderings showcase a contemporary low-rise structure. The project site sits south of Sunset Boulevard. A project application has been submitted to the Los Angeles Department of City Planning, awaiting review and approval. The estimated construction timeline has not been announced yet.

  1. depressing design. It’s curious that the 2nd largest American city cannot find an architecture that inspires and builds an urbanity worth remembering.
