The City of Los Angeles has approved the development of another affordable housing project proposed at 632 East Washington Boulevard in the Historic South-Central neighborhood in Los Angeles. The project proposal includes the construction of a five-story building offering dwelling units at affordable rates. Plans call for the demolition of an auto repair shop currently occupying the site.
Washington San Pedro, LLC is listed as the project application. B. Raeen Construction is listed as the engineer responsible for the designs.
The project site is a corner site comprised of two rectangular shaped lots with a total lot area of approximately 9,626 square feet. The scope of work includes the erection of a new five-story structure offering 71 residential units, all available for rent for low-income and moderate-income applicants. Out of the total, 55 units will be reserved for low-income households and 15 units will be reserved for moderate-income households.
The building height is assigned to rise to 57 feet and will yield a total built-up area of 35,085 square feet. The units are proposed to be designed as a mix of studios, one-bedroom, and two-bedroom floor plans through the Mayor’s Executive Directive 1. One manager’s unit is also proposed within the building.
There is one existing street tree on the public right-of-way that will remain. The project does not include any on-site residential parking at the moment. The project site is located within walking distance of the A Line’s San Pedro Station. Though approved, the project does not reveal a fixed construction timeline yet.
