Construction Underway for 1950 South Avenue of The Stars in Century City

Vertical progress is steadily unfolding at 1950 South Avenue of The Stars, a 37-story office skyscraper in the heart of Century City, Los Angeles. Designed by Johnson Fain and developed by JMB Realty, the mixed-use project will eventually top out at 564 feet tall, yield a total of 730,000 square feet of new office space to become the new homes for CAA and Clearlake Capital, and offer ground-floor retail space. The property is being built next to the under-construction Century City Metro station, with two acres of gardens and courtyards atop a basement parking garage, bound by Avenue of the Stars and Constellation Boulevard.

Recent photographs show the steel superstructure being erected with the first several floors of the building already fully formed. Blue safety netting wraps around the edges of the first few floor plates, which already have their protective layer of fireproofing above the tall two-story lobby, while the tower crane is assembled and positioned on the western side of the tower. Large and thick steel columns are being lifted and placed at the very top while crews continue to lay down the metal decking for the subsequent rebar and concrete pouring. Facade installation has yet to commence, and this could likely begin in the next couple of months.

The main rendering depicts the overall skyscraper with a sculpted and tapered exterior with a sloped roof line, all of which will be clad in a uniform skin of floor-to-ceiling glass panels with white mullions and a subtle set of thin vertical and horizontal fins protruding from the exterior surface. Additional renderings below highlight the base, the landscaped plaza, and the entrance to the property.

CAA plans to occupy 400,000 square feet of office space upon completion, while Clearlake Capital plans to occupy 150,000 of space on the top eight levels of the skyscraper, both collectively taking up around 75 percent of the total rentable square footage. The most recent transaction was for Chicago-based investor Sidley Austin to lease 75,000 square feet, bringing the current occupant rate to 85 percent. JMB also recently secured a $575 million construction loan for the project back in April.

1950 Avenue of The Stars is estimated to cost $300 million and is slated for completion in 2026, which would put it around the same time as the opening of the Century City subway station.
