A new residential project has been proposed for development at 1134 South Berendo Street in Pico-Union, Los Angeles. The project proposal includes the constriction of a new six-story building offering apartments. Plans call for the demolition of the existing structures on the site.

Rex Developments of Irwindale is listed as the project developer.

The project site is comprised of two parcels. The scope of work includes the demolition of the existing single-family residence and a triplex on the site to make way for a new six-story multi-family apartment building. The six-story will bring 45 apartments designed as a mix of one-bedroom, two-bedroom, and three-bedroom floor plans. Parking for 21 vehicles will also be created on the lower levels. A rooftop amenity deck for residents will also be designed as a part of the project.

Requested entitlements include Transit Oriented Communities incentives, which permit a larger structure than would otherwise be allowed by zoning rules due to the site’s location near high-frequency bus routes. In exchange, five of the apartments are to be set aside for rent as affordable housing at the extremely low-income level.

Last week, an application was submitted to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
